The Mortgage Process Simplified
Step 1: Pre-Qualification (Day 1-2)
What we need: We actually need documents to provide a pre-approval letter. We need full application 1003, Available funds, Income, and credit.
Timeline: Same-day pre-qualification is typical.
What you get: A pre-qualification letter showing your estimated borrowing power. This allows you to start looking for homes and shows sellers you're serious.
Your action: Gather basic financial information and be ready to discuss your situation honestly.
Step 2: Property Search & Offer (Week 1-2)
What we need: Get in touch with your real estate agent with the purchase contract.
Timeline: Varies based on market conditions and your search timeline.
What you get: Our support in reviewing the purchase contract and timeline. We confirm that the property qualifies for financing based on the loan type and value.
Your action: Work with your real estate agent to find properties and negotiate offers. Keep us informed once you have an accepted contract.
Step 3: Formal Application (Day 1 of Contract)
What we need: Completed application, government-issued ID, recent pay stubs, bank statements for the last 2 months, Social Security Card, Last 2 years of W2, last 2 years of taxes, and Credit report.
Timeline: Once initial disclosures are signed, we order the appraisal right away, and the loan gets conditionally approved in 24 to 48 hrs
What you get: Loan estimate (required by law) outlining estimated interest rate, loan amount, monthly payment, and closing costs.
Your action: Complete the application accurately and keep in contact with the Loan Officer to start sending the documentation needed to satisfy the conditions on the loan.
Step 4: Appraisal & Title Search (Days 3-7)
What we need: Authorization for appraisal and title search (typically included in your application).
Timeline: Appraisal typically 5-7 days. Title search 3-5 days.
What you get: Official appraisal report confirming property value. Title report confirming clear or resolvable ownership.
Your action: Be available if the appraiser needs access to the property. Review appraisal and title reports when received.
Step 5: Underwriting & Documentation (Days 7-15)
What we need: Tax returns (last 2 years), employment verification, explanation letters (if needed), updated bank statements, proof of funds for down payment, and any other documentation specific to your loan type.
Timeline: There is actually no timeline for underwriting since we have to work with them all the way until clear to close. It may take longer if additional documentation is needed.
What you get: Clear communication about what's needed and why. Our team explains any issues or concerns directly.
Your action: Respond to documentation requests promptly. Most delays happen when borrowers don't return documents quickly.
Step 6: Clear to Close (Days 15-18)
What we need: Final employment verification (usually a phone call 2-3 days before closing), confirmation that no new debt has been incurred, and a final walkthrough of the property.
Timeline: 15-25 days from underwriting approval to clear to close.
What you get: Closing disclosure (required by law) showing final loan terms, interest rate, monthly payment, and all closing costs.
Your action: Review the closing disclosure carefully. Schedule final walkthrough. Confirm closing date and time.
Step 7: Closing (Days 18-20)
What we need: Cashier's check or wire transfer for the down payment and closing costs (amounts detailed in the closing disclosure). Government-issued ID for verification.
Timeline: Closing meeting typically 1-2 hours. Funding and title recording 1-2 days after signing.
What you get: Keys to your property. Ownership documents. Final loan documents showing your loan terms.
Your action: Arrange funds, review all documents before signing, ask questions about anything unclear, and sign documents.
